Why Survey Your New Home?
The answer is simple. Buying a property is the single biggest purchase you’re likely to make, so it makes sense to get a surveying expert to check its true condition first. Not all faults are visible to the untrained eye. Are there other, less obvious structural problems? Is there evidence of wet rot? Has there been any subsidence? Do parts of the roof need replacing?
Consulting our fully qualified Chartered Surveyor will give you peace of mind that the property you’re buying is in sound condition or prevent you from making an expensive mistake that could eventually cost you thousands, before you’re legally committed to the purchase.
Survey your new home – and save money
Research from RICS (the Royal Institution of Chartered Surveyors) illustrates why getting a property surveyed before you buy your home is so vital.
A recent report from RICS shows that quarter of UK homebuyers who chose mortgage valuations instead of surveys ended up footing the bill for fixing problems that were only detected after moving in. The average cost for this extra remedial work is £1,818 – that's just the average, so the total is even higher in some cases.
Not ordering a full and independent survey, especially for an older property, is a mistake that many prospective home buyers make. A valuation is for mortgage lending purposes only – it can pick up defects but it’s not the same as an in-depth survey and may not identify less obvious problems, such as wet rot or structural issues.
- "This research from RICS shows only too clearly why, if you're thinking of buying a home, it's crucial that you make an informed decision," says Duncan Jagger, of Harper James Surveying Services. "You may think you're saving money by just having a mortgage valuation. But you could find yourself far more out of pocket in the future, if you buy a property with defects that only become obvious once you're committed to the purchase."
A survey or a RICS HomeBuyer Report might just be able to help you get a better deal on your property.
